Cypress continues to see a majority of apartment construction in northwest Houston.  Not only have jobs been plentiful in Houston, Tx.  Those who live in the area can afford maximum square footages for lower rents.  Many apartment corporations have taken the data and planned accordingly.  Broadstone Cypress apartments are one of the newest additions in Cypress today. This 312 unit complex was constructed in 2008 and boasts one,two, and three bedroom apartment homes.   If are looking for features and amenities you have come to the right place.  Gourmet kitchens featuring the island style kitchen plan, wine racks, and whirlpool appliances packages can be found in the kitchens.  Bathrooms will showcase walk-in showers and oval soaking tubs.

Other features outside of the apartment homes include a state of the art fitness center including a cardio theatre, free weights,  a resort style pool, and a club house featuring high speed internet.   And if you will sign a longer term lease many apartments will provide their residents with up to two months free in many of the apartment complexes. If you have the opportunity to live in one of these new apartment homes who will realize just how far apartment communities have come. Broadstone Apartments in Houston are becoming extremely popular.  Broadstone apartment communities represent what luxury is all about.

The latest in Trammel Crow’s developments in Houston; Alexan Silber boasts tons of amenities that are presents in the majority of the apartment complexes built today.  Expect granite counters, large soaking tubs, wood-plank flooring, and a state of the art fitness center. The property will contain 409 total units as revealed by the developer.  In addition the average square footage shall be renting for $1.40 per square foot.  Compared to many other new properties in the area; these rental rates come in a little cheaper than other comparable in the area.  Usually new Alexan communities will offer 1 to 2 months free on 13 month lease terms.  Alexan Bunker Hill is just a few miles west of Alexan Silber and these two communities are sure too compete with each other.

Other Alexan properties like Alexan Main Street have offered and still continue to offer 2-6 weeks free on longer lease terms. With the state of the economy the apartment market seems to be softening a bit as many apartments are offering more incentives such as free rents an no deposits.  Houston continues to gain apartment units not only in popular areas but also in areas such as Cypress and Humble, Tx.

Alexan at Grand Mission is the newest Alexan apartments from the Trammell Crow line in the Richmond, Texas area.  It is a 328 luxury apartment community with tons of amenities and features that renters would not expect to come across in this southwest Texas city.  Square footage for one bedroom apartment homes starts 767 and 1167 for one and two bedrooms respectively.   Renters will find dollar to square footage ratios close to $1 after specials.  This just reflects the cost savings of living in a non urban area.  Renters will gain all the luxury including roman soaking tubs, gourmet kitchens, and expansive bay windows in the apartment home.  Community features include a high speed Internet lounge and a state of the art fitness center.

The Fairmont on San Felipe is the newest addition in the Houston Galleria area. It is located in close proximity to both Gables 6464  and the Woodway Square apartments.  The Fairmont has 359 total units on the premises and will showcase a plethora of amenities similar to many of the other properties in the area.  I had a chance to view the property while it was still under construction.  They have a sales center in a T-Shack currently.  The competition in this 2 mile radius is pretty fierce as Gables 6464, Tanglewood at Voss, and The Fairmont have all opened withing a 1.5 year period.   The Gables community only contains 163 units and is one of the most luxurious communities in the immediate area. The Fairmont will probably offer 1-2 months free if they want to compete with the others.

Broadstone communities has continued their construction of luxurious apartment homes in west Houston. This community is managed by Alliance Communities who manages all of the other Broadstone communities in Houston, Tx at this time. Broadstone Memorial is one of the latest apartment homes which sites just off of Eldridge near the Interstate 10 freeway.  Renters will find this especially agreeable as the Interstate has undergone heavy construction, and with the additional lanes commute times to the Downtown and Houston Galleria locations has been substantially reduced.  The amenities are robust as renters will discover the ever popular cherry cabinetry in the kitchen along with hardwood flooring in the living room area. Kitchens also are furnished with double compartment sinks which are especially handy for cooking.  Bathrooms showcase tile and granite counter with additional walk-in closets. There will be more than enough space to store apparel and other personal items too.

The fitness center is state of the art.  Exercise bikes, treadmills, elliptical machines, and weights machines will be available for use by all residents. And true enthusiasts will find that free weights are also a part of the mix. If you enjoy pools then you must take advantage of the resort style pool with a sunning ledge (we are not sure what this is) and stunning water fall on the premises. The Broadstone Memorial Apartments pool area also boasts community WiFi.  If you are a renter looking for new construction WiFi should be available at almost all of the properties along with a business center that contains a fax, phones, and high speed internet.

The Royalton at River Oaks may be the most recognizable high rise apartment community in the greater Houston area.  It is also the most expensive commercial rental property in Houston, Texas. The community was constructed in 2003 and has a total of 252 units and 33 total stories with astonishing views of the city. Of course residents should expect nothing but the best.  The lavish amenities include valet parking, concierge services, a movie theater, wine room, and much more.  One of my personal favorite features are the floor to ceiling windows.  This is one of the only apartment communities in the area that offers this extravagant feature. Interiors will boast stainless steel appliances, granite counters, wood cabinetry, double vanity sinks, and spacious walk-in closets.  Square footage begins at a generous 1273 square feet in the one bedroom apartment homes.  This is also one of the most expensive Houston River Oaks apartments for Rent.  Prices for one bedrooms begin  near $2715 and $3300 for one and two bedrooms respectively.  Three bedrooms apartment homes begin in the $8000 dollar range. However, they do offer up to two months free on a 12 month lease.  And with a location that sits right on Allen Parkway, residents can expect to be near the most popular and trendy areas including River Oaks, Midtown, and Rice University. This community is really a sight to see and one that is a known landmark in the city.  Income requirements normally state you must make between 3 to 3.5 times the monthly rent.

The Ventana at Midtown is more of a mid-rise than a high-rise apartment located in the Midtown area of Houston, Texas.  You can see the community on your left hand side if you drive on Highway 59 from the Houston Galleria area on your left hand side. It is a large yellow structure built like a fortress.  It is heavily gated and is almost like a fortress. Some do not consider the Ventana in the Midtown area.  However they charge lower rents at this location with renters being able to secure apartment housing under $1000 per month for one bedroom apartment homes. Sometimes they are the only midtown property that will offer an incentive of any kind.  The Midtown area in Houston provides loads of entertainment and a spectacular location.  Midtown is close to all of the popular inner loop locations including the Texas Medical Center, River Oaks area, and Rice Village.  If you are a young professional its a great place to meets lots of people in the area. And with several popular bars and night clubs in the immediate area renters don’t have to worry about driving home.  The Metro Rail is located just across the street from the Ventana.  The light rail will transport you north towards the Downtown area or south towards the medical center. It is one of Houston’s most popular public transportation systems.  If you require an apartment community off the light rail The Greenbriar apartments are just off the light rail and make transportation easy.

Houston Spring Branch apartments provide some great value to renters who are looking to live close shopping, dining, and entertainment.  Alexan Bunker Hill is one of the newer Spring Branch communities located near the Costco just north of the Interstate 10 Freeway. This Alexan has tons of amenities including a spectacular fitness center. This is one of the only new apartment communities in Spring Branch.  In fact developers have not really targeted the Spring Branch area for new construction.  Renters can get great specials if they are willing to do a longer lease term. We were able to get our clients under the $900 price range for a one bedroom apartment home. The majority of the apartment homes are older and provide extremely economical pricing for renters. The Houston Galleria and other northwest areas of Houston including Katy and Cypress are convenient as I-10 and Highway 290 are easily accessible from the area. If you work in north Houston the 610 Loop is also in close proximity. Some parts of Spring Branch are zoned to Memorial High School which is one of the most affluent public schools in the entire city of Houston, Texas.

One of the newest properties set to open in the inner loop area is Gables West Ave located at 2800 Kirby Drive. This complex will have a total of 390 units on the premises. The location is ideal as the upper Kirby area is centered around the Houston Galleria, River Oaks, Downtown, and Rice Village areas. These are some of the most popular areas in the entire city of Houston.  The starting price will be very interesting.  Gables 6464 is the latest Gables property to be constructed.  This Galleria area community only contains 163 total units.  It was completed in 2007, with one bedrooms beginning in the mid $1100 dollar range.  The apartment information we have here states that one bedrooms will begin at $1399 for 751 square feet. That math brings this out to be $1.86 per square foot.  But to truly get an idea we need to tour the property. Of course hardwood floors and granite counter-tops will be expected in all the units.  And simply put all wood flooring is not the same.  We have toured many properties that offer a cheap plank wood-flooring. It will be interesting to see if any corners are cut in this community.  I have a friend who says he has been inside the units and they seem small. However, Gables is one of the biggest apartment corporations in the country and it will be interesting to see how quickly these units at Gables West Ave Apartments are leased.

2120 Kipling  is a luxurious 27 unit apartment complex constructed in 2006. The location is ideal as it is located near the intersection of Westheimer and Shepherd on  small street (Kipling St.)  If you prefer to live in the inner loop in the heart of all the action this may be the perfect place for you. Extremely popular areas including the Houston Midtown area and the Upper Kirby section of town are literally right around the corner.  Many fancy eateries and popular night spots are  withing minutes of this prestigious apartment community.  2120 Kipling Apartments boast a wide array of fabulous features and amenities. Interiors showcase an expansive layout with 10 foot ceilings, rounded wall corners, arched openings, and a full size washer and dryer in all apartments homes.  Kitchens feature the island style format many renters have come to expect and desire.  Other amenities including slab granite counters, tile backs-plashes, and stainless steel appliances.  One bedroom apartments are extremely pricey; however renters have shown they are willing to spend for a prime location and spectacular home.  Midtown Houston apartments are also an excellent choice for the trendy renter who wants to be in the heart of all the action.

Cypress, Texas is located in Northwest Houston along the Highway 290 freeway.  This area has increased substantially with regards to residential development and it has become a very large suburban community.  There are many fine schools in the area and the construction of the Berry Center; illustrates the commitment to education in the area. This facility is a state of the art multi purpose facility that features an 11,000 seat outdoor stadium, an indoor arena featuring over 8,000 total seats, and a 16,000 square foot conference center.  Total population estimates put the number just under 50,000 with a median income of around $50,000. Cypress apartments are being constructed at a very fast pace which reflects the growth of the community.  Some of the new apartment communities in the area feature top notch amenities and features at a very economical price compared to Downtown Houston apartments.  Pricing for new apartments in the inner city may begin well above $1,100 dollars. However, in Cypress a comparable community have contain one bedroom units that begin in the mid $800’s. Broadstone Coles Crossing,  is a luxurious Cypress, Tx apartment community that was constructed in 2003.  One bedrooms feature full size washer and dryers in each unit and many times the community offers great move in specials as well. And you may be able to secure pricing that begins just under $775.
