			<content:encoded><![CDATA[<p>Apartment pricing can be very confusing to apartment hunters, especially in times of today. A few years ago apartment renters and locators could simply contact the property and get a rate quote for a one or two bedroom apartment home. And that rate usually was good for at least a week or two.  And apartment communities would then add a &#8220;look n lease&#8221; special as well.</p>
<p>This special would come into play when the would be tenant would actually take a tour of the community. It usually came in the form of an incentive including more free rent or even free application and administration fees if the individual taking the tour would submit his application and deposit within 24 hours.</p>
<p>Only properties owned and managed by Camden have pricing that changes daily, and as a locator calling on pricing for an available unit was only good for that day only.</p>
<p>Recently many apartment communities have adopted  new pricing called Yieldstar. They sell their software and solutions which installs <a href="http://www.realpage.com/market-research/" title="Yieldstar" target="_blank">real time apartment pricing</a>. But this has affected apartment pricing across the board.</p>
<p>Now apartment locators and renters who contact the properties cannot be sure that they have the most up to date pricing.  Apartment pricing will change based upon a variety of factors, including demand, vacancies, etc.</p>
<p>This probably will help apartment communities as renters may want to stay in contact with apartment communities for the most up to date pricing. Maybe pricing has decreased since the renter took a tour.</p>
<p>While many communities use a system such as this, many other communities operate on their own methodologies. Either way the best way to get the most up to date pricing is to call the apartment communities.</p>

<p>Rental rates have been dropping around the city. And with new apartment communities like Broadstone 2525 introducing an additional 307 units on the market, this will continue to soften up the Galleria market.</p>
<p>As our locators continue to call around the Houston area we are seeing apartment communities come up with fresh new ideas to lease apartment homes.  From giving away plasma screen televisions to I-Phones, renters need more incentives in order to rent.</p>
<p>Two apartment communities have just opened which deserve merit.</p>
<p>North Post Oak Lofts in a loft community featuring 330 total loft apartment on the property. This community is in a unique location. <p>Of course you probably would not want to live directly off Montrose. There are many tributary streets that feed into it. One of the best ways to find apartment in Montrose for rent is to simply drive around those streets. Many owners will simply place for rent signs in their windows and front yards with a phone number. You will have to contact them directly and set up an appointment. Most apartment owners will want you to sign a 12 month lease. Be sure and take an application with you so you can review it at home.</p>

			<content:encoded><![CDATA[<p>The Midtown area in Houston has yet again seen the opening of a new apartment community in the area. The new Property is called Camden Travis. And as most of you already now, there are two other Camden properties in the Midtown area currently.</p>
<p>Camden City Centre opened in 2007 and is located on the north side of the Midtown area. Camden Midtown is actually one of the oldest Midtown apartment projects. This community opened in 1998 and contains 337 total apartment homes. There are no upgrades to this community, however residents get one of the best prices in the midtown area.</p>
<p><a href="http://houston1apartments.com/2091-camden-travis-houston-tx-77006.html">Camden Travis</a> will not have the upgrades of Camden City Centre as it seems. As their description on the home page does not include hardwood flooring  or granite counters. They simply mention crown molding, soaking tubs, and direct access garages. I have not been to this <a href="http://houston1apartments.com/houstonmidtownapartments.php" title="houston midtown apartments" target="_blank">Houston Midtown apartment</a> yet. But as soon as I do I will report back.</p>

<p>We wanted to pass some recent information we have had regarding cleaning your apartment home. First of all buy a steam mop. Although this will require some up front costs, it is very &#8220;green&#8221;.  The steam mops functions with nothing but water. It does not use any harsh chemicals and the mop will warm the water up in about 30 seconds.  So you will not have to worry about any hazardous chemical residue left behind if you have small children.</p>
<p>They clean all surfaces very efficiently and many times if you purchase the right model, you can simply put the mop head into your washer and dryer.  If you have a lot of non-carpeted floors and tile flooring this may be a great option for you.</p>
<p>When it comes down to sponges, make sure you purchase white cleaning sponges.  They are 100% non toxic so you won&#8217;t have to worry about your pets or kids ingesting them. They work just as well ans normal sponges and clean away the dirt and grime you are familiar with.</p>
<p>You can also make your own home cleaning solution that will replace the normal chemical based solutions you purchase at the grocery stores. <p>Of course communities that do not have a barrier to entry probably will have the greatest potential to have crime on the premises.  The efficiency of the maintenance crew is also very important. If the gates break, how quickly will it be repaired?</p>
<p>We have heard stories from different customers that sometimes gates are broken all the time. Many of us believe that broken gates or the lack of any security leads to car break-ins and other crime in the area.</p>
<p><strong>Reported Crime</strong></p>
<p>The police department in your city will have a list of crimes reported at property addresses. It may be a good idea to check out the amount and type of crime at the apartment community you are considering.</p>
<p>Remember that most apartments have had some form of crime. When you have a lot of people living in one large community crime is sure to occur. But there is a whole list of items that will minimize your chances of becoming a victim of crime. We have included a brief list below.</p>

<p>But there are some ways that you can get out of your lease early without a fee. Some of these require but a simple  letter, while others may require the use of an attorney.  And most likely the apartment home will be uninhabitable or dangerous to you in many of these cases. Any normal person would not want to continue to live in the apartment home in these situations listed below.</p>

Houston and Dallas are two of the largest cities in the states and have a large myriad of apartments.  Now there are always a few apartments that state that the pay commissions but they really have no intentions of paying.</p>
<p>And whats more, they make apartment locators waste time writing letters and making phone calls attempting to get paid. What can we do as apartment locators to receive payment?</p>
<p>And the majority of apartment locators will simply give up after exhausting all their resources. Non paying apartment communities really irritate me. I have provided a short list on how to receive payment.</p>
<p>1) After you have deemed nearly impossible to receive your commissions write a demand letter to the property in question. Make sure you send it certified.  A good demand letter should state who you are, what you want, and a time period in which you wish to receive the item(s) in question. They must realize that you will file a suit in small claims court as a last resort.</p>
<p>2) If this does not do the trick you will simply take a trip down to your local courthouse.  You will fill out a form indicating some basic pieces of information. There will be a filing fee. So make sure the commission you are seeking is substantial enough.</p>
<p>3) If the <a href="http://houston1apartments.com/woodlandsapartments.php" title="woodlands texas apartments" target="_blank">Woodlands Texas apartment</a> community is not in bankruptcy you will most likely receive a call from an attorney asking you to go away. They will cut a check and you will have your monies.</p>

<p>In the past we have gone ahead and issued checks to our customers before we actually have received payment.  And in some cases the property would indicated to us after 60 days that they in fact could NOT pay us.  Therefore, we have a company policy that we cannot issue gift checks until we have received payment. Keep in mind we do not profit until the property decides to issue the check.</p>
<p>In many cases we have had to actually file cases in small claims court to recover our fee. We usually let our customers know if we have to move forward with legal proceedings.  This is rarely the case as almost all apartment communities will pay they commission they state they will pay.  If we ever have to commence with an apartment community this way, we usually will not send  anybody else to this community.</p>
<p>We are in the business of helping fill up vacancies at certain apartment communities. And if a certain apartment does not want to pay us a referral fee we are happy to not send them anybody else.</p>
<p>CNC Investments continues to state that they will pay locators, but they never do.  And if they treat their vendors this way how do you think they will treat the paying renters we send over.</p>
